Building management, transparent and with no backroom deals.
We're taking building management into the 21st century.
Traditional, registered building management (közös képviselet), backed by a system that doesn't exist on the market yet.
Every forint is visible on your phone.
Renovations and purchases go through open tenders.
You get an answer to your questions within 24 hours.
We're still building it, so right now we're mainly curious about your opinion.
Sound familiar?
You find out at the general meeting that the renovation fund has "run out."
In theory every renovation is planned, but you can't see when it will happen or exactly what it will involve.
The same contractor, or the same few contractors, always win, and you don't know why.
You report a leak or another problem, then wait weeks for a reply.
The annual report is a folder that is hard to follow and that nobody really understands – and a foreign owner often can't even read it.
Not every building manager works like this. But if yours does, you don't have to accept it.
Three arguments, five promises
No backroom deals.
Open tenders for renovations and purchasesRenovations and other major purchases go through an open tender.
Every bid, the evaluation and the decision are visible to the owners.
If a bidder is connected to us in any way, we say so clearly. And the decision isn't ours to make – the residents decide.
Everything's visible.
Every forint on your phone. You can check, any time:
- your own balance,
- your payments,
- the building's expenses,
- the state of the renovation fund,
- and also what work we are planning, and when.
Not just in the annual report. Continuously.

Your question won't vanish into an email inbox: you get an answer within 24 hours, and you can follow the matter all the way to its resolution.
Community, not a helpdesk.
Vote from home. Can't be at the general meeting?
You can take part in voting on shared matters and decisions from home too.
English too.Foreign owners are part of the building too.
Announcements, important information and shared matters are also available in English, so that nobody is left out just because they don't speak Hungarian.

Let's talkOwners and residents
Free financial check-up: send us last year's report, and within 5 working days we'll tell you in writing where the building is overpaying, what's missing, and what the risks are. If you'd switch managers, we give you a 6-step guide with a signature-collection form.

We don't replace you, we stand next to you.
- You stay the face of the building. We provide the system and the back office: paperwork, gathering quotes, resident questions, 24-hour replies. Your accounting software stays.
- If you do this in-house, not for the money, this is especially for you: we take the load off, the decisions stay yours.
- If you'd like to step back: we take over your buildings with your recommendation, and your residents get the same level of attention.
Developers
First building manager, prepared before handover: we step in 3 months before handover. Unit registry, house-rules (SZMSZ) draft, a prepared first general meeting, English-speaking residents handled, warranty reports organised — not landing on your phone.
Let's talkYour manager not responding?
A leak, a burst pipe, a lift that's stuck, a dispute over arrears, a suspicious statement? Tell us briefly. Within 24 hours we'll send free, written advice: what you can do, what the law allows, and how to call an extraordinary general meeting.
General guidance only, not legal representation. In a life-threatening emergency, call 112.
We're still building it. Now's your chance to shape it.
Before we build the system, we're talking to buildings, managers and developers. The first buildings can try it out as founding buildings, and help shape how it works. It commits you to nothing.
FAQ
Who's behind this?
A small team that includes people who work in building management, real estate, construction and software. We'll publish the company details here at launch.
How much will it cost?
We haven't decided yet, and we're curious about your opinion here too. What we do commit to now: the price will be public, with no hidden items.
What's the guarantee that friends won't win the renovation tender?
Every renovation goes through an open, scored tender. Every owner sees the bids and the scoring. If any bidder is connected to us, we flag it in advance, and the owners make the decision.
Our manager is a co-owner, and does a good job. Do we still need this?
You might need it especially: they stay, and we take the load off their shoulders. See: Property managers.
What happens to our current accounting software?
It stays. We don't replace it — we build on top of it.
How do you switch building managers?
The general meeting decides on electing a manager. If the manager doesn't call a meeting, owners representing at least 10% of ownership shares can request an extraordinary general meeting. Our guide walks you through it.
When does it launch?
We start with the founding buildings, as soon as enough buildings speak up. Whoever fills in the form hears first.
